More updates: In the Gallery, the ASW (Available, Sold & Withdrawn) tool saves your preferences during your session. New keyboard shortcuts in letters: The RV field has been changed to avoid an issue which affected some Trade Me API uploads. When the RV or LV is deleted, a dollar symbol will not remain in the field. If the RV or LV is not available, please leave the field empty and do not enter '0'. Unconditional dates The unconditional (sale) date is now synchronized, so that we can start phasing unconditional dates into report templates. Import listings When you import multiple listings from Trade Me or Realestate.co.nz, if you Show these listings in the Gallery, the gallery is automatically docked in the normal default mode. Contact Lookup uses a new interface which supports touch gestures. You can also use Apply Best Fit to optimize the column sizes for your device. Contact Lookup now also obeys your Variable Zoom preferences in INI Settings. In Contacts, the search box is focused by default on launch, so you can immediately enter your keyword. Spell-Check tool in Listing Entry (advert tab) is now working properly. When you use Windows Close to exit these screens: Contact Lookup, Listing Lookup and Select Letter, you will not be prompted to close SalesPartner. These actions are now regarded as <Cancel>. The Listing Entry Activity tab now displays the number of existing activity records in the tab label. This is consistent with the counterpart in Contact Entry. Thank you for your suggestions and feedback :-)

Screen size memory: If you use Restore Down and adjust your screen size, your preferences will be saved for future sessions. Smart Letter feature fixed. Lookup Listing Auto Refresh preferences are now saved for future searches, and the empty search results issue is resolved. The Gallery Search tool is now focused by default so you can begin typing upon launching the Gallery. To Do List can be opened via Listing Entry and Contact Entry To unlink To Do List, use the main menu To Do List button. Sales: An annoying bug which caused first keystrokes to be ignored when editing certain fields, has been fixed. Also, numerical fields (such as RV) do not allow alphabetical data entry. Full screen mode: Margins have been optimized, and the button label has been updated. Touch: Drag & Drop is now supported in screens such as (Gallery) Suburb & Street selections. These screens also support using swipe gestures to scroll. Font size has been slightly increased to improve the user experience on touch screens. In Contact Entry, the activity count is now embedded into the activity tab. This is more economical for screen real estate, as well as being more visible. In various flyer style reports, open homes times are displayed without a specific date. This means that brochures will not automatically expire once the printed open home date becomes historical.

Sale Dates and what they might meanSalesPartner CMA reports currently show the agreement date as the Sale Date. A quick check indicates that the agreement date is also the sale date shown in Property Guru. In SalesPartner we use the agreement date to calculate the days on the market. Several SalesPartner agents have reported objections from clients when a sale in their area is reported as being on the market for a short period (say 6 days) but they remember seeing the For Sale sign up for some weeks. We have often been asked whether we should use the Unconditional Date as the sale date to avoid such confusion. The reason for using the agreement date as the sale date becomes more obvious when dealing with apartments, new builds and sections where once a conditional contract is in place there is often minimal further marketing until the contract confirms. The property is effectively off the market (unless someone wishes to negotiate the existing purchase contract) even though the unconditional date (especially if dependent on the issue of a new title) can be months or even years away. With most residential properties, marketing will continue while a conditional contract is in place but any further offers must be subject to the existing contract being cancelled. Despite the ongoing marketing it makes sense to record the sale date as the date when the parties agreed to the sale and calculate days on market from listing to agreement dates. Days on market are distorted more by re-listing a property or a change of agency than by using the agreement date as the sale date. Sales however do not get recorded in the statistics until they go unconditional. To keep their vendors and buyers up to date with the market some of our users want to generate reports of recent activity (based on unconditional dates – ie recently reported sales). When these reports e.g. for sales reported in July show sale dates in May or June, one could ask why the agent did not include those sales in earlier CMAs. To help with providing clear information for our CMAs we will start replacing the column title: Sale Date with Agreement Date where suitable (or will fit) and add custom field where users can add explanations like: 'Sales reported (unconditional) in July selected by suburb and floor area' When preparing anniversary letters some subscribers have suggested we base them on the settlement date as that is the date that formal change of ownership takes place and the new owners gain access to the property. An accurate settlement date is only available for your own sales and is really not critical to the effectiveness of anniversary letters. They are unlikely to arrive on specified dates and can include general statements like "This month marks the anniversary of your purchase of the property at _________" and any of the dates would do for calculating that anniversary. Is confusion over sale dates a problem for you? Please send us an email with any suggestions. When reading in CSV files from REINZ sales stats please be sure to select listing date, agreement date and unconditional date. If you would like to sort by unconditional date in the SalesPartner Gallery please include the appropriate column from the tool kit.
