Influential Trends

  • Migration: Unlike refugees, safe-harbor expats are returning to New Zealand with funds and professional earning power. This influx will likely underpin demand for property.
  • The worldwide trend towards working from home is at odds with the burgeoning tiny-house movement. Larger properties with a study or potential office will likely attract extra demand.
  • An aging population continues to downsize into low-maintenance residential accommodation, often in competition with first home buyers and investors.
  • New construction is gradually ramping up with a two year completion lag for major developments

Australia

In the 1990s it was normal for around 40% of NZ residential properties to remain unsold after 90 days on the market. Many vendors were moving to Australia. Emigration declined when Australia began restricting access to social security for NZ citizens. Considering what you could buy in desirable locations in Australia for $500K NZD, the NZ market would weaken again if migration to Australia on even terms were reinstated.
Conversely, developers would be negatively impacted considering the current cost to build a 200m² dwelling in NZ is roughly $600,000 or $3,000 per m². Australia's appetite for skilled workers (who would also boost their property market) may grow.

Lending

Any cooling impact of Loan to Value Ratio restrictions will likely be offset by low interest rates and buyer enthusiasm. Interest rates are unlikely to rise given that NZ / Australian banks are awash with cash from worldwide increased savings rates (up to 10% of GDP in some countries).
At 2.75%, an 800K loan is probably earning a bank up to 10-15K per year. Banks will be unable to resist lending to low risk borrowers with a reasonable deposit. Many potential first home buyers will have seen their Kiwisaver investments quickly recover and grow throughout 2020.

Taxes

The Bright-line test means you pay tax on the sale of a property if you buy and sell within five years excluding your family home. As evidenced in Australia, a Bright-line extension is unlikely to dissuade property investors. High property prices are a reflection of supply constraints.

  • December newsletter template updated in Letters under CFP  newsletter attached
  • A new video conversion tool is available in Listing Entry under the Photos and Media tab. New button to download FFMPG application (required). Note the app must be saved in C:\spartner\
  • vCard Generator. In Contacts you can right-click to save a VCF (Virtual Card File) with their contact details. A salesperson could attach their own vCard to outbound emails so that their caller ID is saved, and their email address is recognised.
  • Fixed: In the Contacts group filter menu, the Not in any group options now work correctly.
  • Search by phone is now supported in the Contacts search box.
  • In Listing Entry the Additional URLs button shows the number of entered URLs.
  • Additional URLs support fixed for uploading multiple links to Trade Me.
  • Emoticon support for outgoing SMS sent from SalesPartner using HTTP2SMS android relay app. Press Windows + [.] to insert as you compose your message.
  • Emoticons can now be saved in SMS templates. The goal is to use bed and bath icons to create short form property messages.
  • New merge field in Letters under Current Agent. Unsubscribe URL formula pre-fills the respondents subject header with 'unsubscribe'.
  • For synchronizing listings if Media (non photos only) is ticked then MP4 files are excluded from being transferred.
  • Listings Synchronizer - enhanced handling of image modified timestamps to ensure edited or new photos are re-uploaded.

Newsletter template: December 2020

In SalesPartner version 14.0.54.0 the new monthly real estate e-newsletter template for December 2020 is now available to email to your contacts. A feature property is supported along with your web-link of latest available properties. Sample below:

Step 1. Update SalesPartner

Each month version 14 users will be prompted to update SalesPartner. This update will automatically download the latest monthly newsletter template. Updates will normally be published on the first Tuesday of each month.

Step 2. Select Contacts

Open Contacts and click Email Filter (to show contacts with email addresses). Click Enabled and lookup your feature listing (if applicable). Click All then click Letters.

Step 3. Send the e-newsletter

Double click the CFP newsletter attached template.

You can modify the newsletter content for example by adding an introductory paragraph on the local market activity. When you're ready to send it click Email All, enter your subject line then click OK.
Tip: Press Windows + [.] to open the emoji tool as you compose your subject line. An emoticon will help your email stand out when your recipients scan their inbox.

Activity will automatically be recorded for each contact. Contact us for support with emailing, web-links, email configuration, and contact groups.

For your next open home invitation email, try using these features to help it stand out.
  • Embedded GIF slideshow with hyperlink to your listing's URL
  • Emojis in subject line to increase your open rate
  • Calendar notification attachment so your contact can save the event (with built in map directions and reminders)
  • Personalised greeting

Built in calendar notification

Help your contacts find your open home by setting up a location and reminder alert on their phone. When they save the attached ICS file (created in SalesPartner Activity) their phone will notify them before the open home is due to start. Visitors can also click on the address to open their GPS navigation app for map directions.

How is it done?

  • To add emojis to your subject line press [Windows Key]+[.] and type 'bed' or 'car' to find the icon you're looking for.
  • You can create a property GIF for your listing via Reports using the Presentation Helper - look for the Animated Gif tab.
  • In Activity or To-Do List, right click on your open home to Produce an iCalender file so you can attach it before you send the invitation.
